Right to Manage

The Right to Manage allows qualifying leaseholders to take control of their building's management from the landlord — no fault required, no premium payable. We guide clients through the entire process, from assessing eligibility to serving notices and taking handover. Prefer to do it yourself? New-Build Mobilisation

We don't manage new-build developments — which makes us the ideal party to mobilise them. As a genuinely objective specialist with no interest in winning the ongoing contract, we organise and prepare the building for occupation: setting up operations, budgets, contracts, and records — then hand over a complete, well-documented package to the incoming managing agent.

Agent Tendering

Finding the right managing agent is difficult when you don't know what good looks like. We do. Because Bovellan manages only Victorian and period buildings, we can act objectively for blocks we'd never manage ourselves — understanding your building's needs, running a structured tender, preparing meaningful KPIs, and providing ongoing performance reviews where required. You get an agent that genuinely fits, not just the smoothest pitch.

First Tier Tribunal Support

Tribunal proceedings needn't require expensive representation. We assist clients in representing themselves at the First-tier Tribunal (Property Chamber) and advise on tribunal matters generally — alongside related services including independent management reviews and service charge investigations, giving you the evidence and confidence to put your case properly.

Design for Management

The service charges of a building are largely determined before anyone moves in — at the design stage. We help developers design for efficient, economical management: from simple decisions like where to locate bin stores, to complex ones like specifying optimal edge protection materials for roof terraces. We don't manage new-builds, but our extensive operational expertise means we know exactly which design choices become tomorrow's running costs.

Major Works & S20

Major works are where leaseholders' money is most at risk — from inflated specifications, blanket percentage fees, and programmes designed around professionals rather than buildings. We provide independent review of proposed major works: scrutinising specifications and planned maintenance programmes, checking fee structures, and guiding RMCs through the Section 20 consultation process, so you proceed with confidence that the works, and the costs, are justified.
